In order to remain competitive, many builders offer substantial incentives from time to time that can rival the best foreclosure and short sale opportunities. These may be discounts on the base price*,  free upgrades*, discounted ‘spec’ homes*, loan rate buy-downs*, closing costs* or any combination of the above. However, these special deals always go fast.

We are familiar with builders’ reputations, construction standards, design options and floor-plans, and can save you considerable time, effort and money. Our Buyer Specialists are experienced negotiators whose focus is getting you the best possible deal on the home that is right for you.

Builder-speak definitions:

Base price
Price of the standard, move-in ready property before optional upgrades. Includes basic flooring and fixtures.

Builder warranty
Usually 1- or 2-year 'bumper to bumper' coverage of any defects and a 10-year structural warranty.

Design Center
Where buyers may go to select from a wide range of optional upgrades.

Lot premium
The additional charge made by the builder for certain lots which may be larger or enjoy a more desirable location or view.

New construction/ new build
Buyer selects lot, floor-plan and any upgrades. Construction begins from scratch and usually takes 3 to 6 months.

Preferred Lender
The builder's choice for buyer financing, use of which may confer benefits to the buyer such as discounted or no closing costs. The builder's preferred lender may be owned wholly or in part by the builder.

Specs
A ‘spec home’ or ‘inventory home’ is built by the builder speculatively and ready to move into immediately, or very soon. Upgrades, if any, are pre-selected by the builder. Specs can sometimes offer great savings for buyers who are prepared to sacrifice choice for value.

Upgrades
Optional extras from designer floor tile to bay windows, which may be selected by the buyer at additional cost. Depending on the builder and selections, upgrades may represent a significant portion of the final sale price.

Walk-through/ orientation
Appointment usually set a couple of days before closing at which buyers walk the property to check for any defects and receive an explanation from the builder of the new home's features and maintenance requirements. Usually accompanied by your Realtor.
