The Closing
You have come to the end of the Escrow period and now it’s time to wrap up the final details. Your buyer specialist and closing manager will communicate with you to make the transition as smooth as possible. This is a time when everything comes together in a short amount of time and attention to detail is extremely important. This is Yost Realty Group advantage.
The Final Walk Through
Prior to the escrow closing you and your buyer specialist will arrange a final walkthrough of the property. This gives you, the buyer, an opportunity to see that all the repairs were done to your satisfaction. This is also a good time to have the seller explain anything unique or mechanical details about the house such as special lighting, sprinklers and pool equipment.
Finalize Loan and Bring in Money
A few days before close of escrow you will meet with the escrow officer to sign your loan documents and you will receive an estimated closing statement. They will give you an exact dollar amount needed to bring into escrow in the form of a cashiers check. The signed loan documents are sent back to the lender for review and the review process usually takes 24-48 hours. The funds will be wired to the title company prior to recordation.
Closing Day
In Arizona, close of escrow is defined as the day your deed is recorded in the county recorders office. This means the day you sign documents (“close escrow”) may not always be your moving day.
Once your deed records in the county recorders office, your buyer specialist will make arrangement to have the keys and any garage door openers available for you to access your new home.
