Once you have an accepted offer and your deposit check is in Escrow, you have “Opened Escrow.”
Escrow is a neutral third party that handles all the document transfers. Examples of these are deeds, title policies and commitments, loan documents, affidavits of value, etc.
Yost Realty Group has its own closing manager who will assist you and your agent through the mirage of paperwork that it takes to get through the escrow process. The closing manager is different from the Escrow Officer in that the coordinator is there for you. She is your personal advocate. You will talk with her early on in the transaction and she will be with you throughout the process and paperwork to closing.
During the escrow period, which is determined in the purchase contract, all conditions of the contract are met. The buyer will complete all of the desired inspection and remove contingencies, and the seller will complete all required repairs.
