The Closing
You have come to the end of the Escrow period and now it’s time to wrap up the final details. Your listing specialist and closing manager will communicate with you to make the transition as smooth as possible. This is a time when everything comes together in a short amount of time and attention to detail is extremely important. This is Yost Realty advantage.
The Final Walk Through
Prior to the escrow closing you and your listing specialist will arrange a final walkthrough of the property. This gives the buyer an opportunity to see that all the repairs were done to their satisfaction. This is also a good time for you, the seller, to explain anything unique to the house or mechanical details about the house such as special lighting, sprinklers and pool equipment.
Finalize Loan
A few days before close of escrow the buyer will meet with the escrow officer to sign all their loan documents. The signed loan documents are then sent back to the lender for review. The loan will be funded one day before close of escrow.
Closing Day
You will receive a call from our closing manager or the title company to schedule an appointment to sign the closing documents. In Arizona, close of escrow is defined as the day the deed is recorded in the county recorders office. Once the deed records, ownership has transferred to the new buyers. This means that once the closing documents have been signed, the home must be vacated, clean, and ready for the new owners to take occupancy.
Keys and garage door openers (if applicable) can be left on your kitchen counter when you move out.
