Selling Your Home? Price, Condition and Financing Matter More Than Ever

Model house sitting on a pile of cashToday’s seller is not just competing with the home down the street. Sellers are competing with new construction, builder incentives and a growing supply of resale homes.

During the prior six months, 560 Casa Grande homes sold, while another 341 listings came off the market without selling. The median active list price was $340,000, compared with a median sale price of $320,000.

The message is fairly blunt: buyers have choices. Pricing a home based on what you want rather than what the market supports is likely to result in more days on market, repeated price reductions or no sale at all. The market can be a little rude that way.

Financing also matters. Cash represented only about 15% of Casa Grande home sales in June, meaning most buyers depended on a mortgage. Among closings reported through August 22, 75% included a seller-paid concession, with a median contribution of $8,265.

That does not mean every seller must automatically give away $8,000. It does mean that closing-cost assistance and interest-rate strategies have become common tools for getting financed buyers to the closing table.

Sellers need to consider the full offer, not just the price at the top of the page. An offer with a concession can still produce a stronger net result than sitting on the market, making multiple price reductions and eventually accepting less.

Condition is equally important. Roof issues, damaged flooring, peeling paint, missing fixtures and nonfunctioning systems can affect inspections, appraisals and most loan programs. A home does not need to be completely remodeled, but it must be priced appropriately for its condition and for the financing its likely buyers will use.
