We are beginning to see more foreclosure and short-sale activity, both in broader market reports and among properties appearing locally. The increase deserves attention, but it does not mean the housing market is experiencing another 2008-style collapse.
During the first half of 2026, Arizona recorded 5,412 properties with foreclosure filings. That was approximately 29% higher than during the same period in 2025. National foreclosure filings increased 21%.
Detailed Pinal County figures are not currently available from the same report. However, neighboring Maricopa County is also showing an increase in notices of trustee sales and completed trustee sales. Because our regional housing and employment markets are closely connected, that trend is worth watching.
At the same time, perspective matters. Current foreclosure activity remains dramatically below the levels recorded during the Great Recession. The numbers indicate that more homeowners may be experiencing financial strain, not that the entire housing market is collapsing.
For homeowners, the most important message is this: receiving a late notice or falling behind on mortgage payments does not necessarily mean foreclosure is inevitable.
Depending on the homeowner’s finances, loan and available equity, possible options may include a repayment plan, forbearance, loan modification, traditional home sale, short sale or deed in lieu of foreclosure. Legal or bankruptcy advice may also be appropriate in some situations.
The earlier someone acts, the more options may remain. Waiting until a trustee sale is approaching can make an already difficult situation much harder.
