Waiting for the “perfect” housing market usually means waiting forever. The perfect time has a funny way of showing up only in hindsight. But fall 2026 may offer local buyers something they have not had much of in recent years: choices, time and negotiating power.
Casa Grande currently has approximately 5.4 to 5.6 months of available inventory. Homes are taking longer to sell, and sales activity has slowed considerably from last year. Prices have not collapsed, but sellers are competing for a smaller pool of qualified buyers.
None of that is exactly breaking news. The more interesting number is what sellers are doing to get homes sold.
Among Casa Grande closings reported through August 22, 75% included seller-paid concessions. The median concession was $8,265.
Depending on the loan program and lender approval, that money may be used toward closing costs, prepaid expenses or an interest-rate buydown. For buyers concerned about the cash needed at closing or the monthly payment, that can make a meaningful difference.
Election and economic uncertainty may cause some people to pause this fall. That hesitation can create an opening for prepared buyers. If rates improve later, more buyers could return quickly and some of today’s negotiating advantage may disappear.
That does not mean you should buy a home right now simply because sellers are negotiating. It means that if you expect to move within the next year, now is the time to get ready.
Review your credit, speak with a lender, compare financing programs and determine what monthly payment actually feels comfortable. Credit improvement or debt reduction can take several months. Starting before you find the right home gives you time to address any problems and puts you in a much stronger position when the right opportunity comes along.
